Bidding wars are a trend starting to return in Sarnia-Lambton’s real estate market this spring.

Sarnia-Lambton Association of Realtors President Rob Longo said there were 217 new listings last month, an increase of just over seven per cent compared to March 2022.

“As we’ve seen with the last few years, our typical seasonal shifts really haven’t had that much of an effect, especially because the market has been so busy,” said Longo. “What we have noticed over the course of the last three months is that Sarnia seems to be bucking the trend of a lot of the other southwestern Ontario communities in that we are very busy and the market here is very strong.”

There were only 122 homes sold in March, down over 20 per cent from the same month last year, and the median sales price so far this year was down over 13 per cent.

“What we’ve seen so far is that prices have seemed to have leveled out locally at about $455,000 being the median price,” he said. “That was down slightly from last year. Most of what we’ve seen from the other areas like London, Kitchener and Toronto are down significantly more.”

Sarnia-Lambton had 326 active listings last month.

“When you look at the number of active listings, we’re up over 265 per cent over [what was recorded during the first three months of] last year. But, obviously, the last two years were exceptionally low. So, we are seeing a good number of new listings coming on board and there is a good selection out there right now for buyers who are looking to get into the market,” Longo said.

On average, homes took 19 days to sell and sold for 98 per cent of their asking price last month.

“Homes are starting to sell a little bit faster than what we’ve seen,” he said. “Especially for the second half of last year. Right now we are seeing things sell fairly quickly and interestingly even again in March we saw about a third of the homes that have sold, selling at or above their asking price. So, we’re starting to see a little bit of the bidding wars creep back into the market.”

Longo expects to see another jump in listings now that warmer weather has arrived.

“Everybody’s getting out and cleaning up their yards, sprucing up the outsides of their homes. Typically this is when we do see a big influx of new listings to the market, and I think we are definitely seeing that trend already this year,” Longo said.
