Posthaste: Canadian companies are hitting record levels of debt — and real estate firms are leading the way – Financial Post

It’s not just Canadian consumers that are piling on debt. The country’s real estate, manufacturing and oil and gas industries are leading in corporate debt, according to a new report.

“We find there are specific sectors where debt is concentrated – with real estate, manufacturing, and the oil and gas sectors accounting for approximately 45 per cent

of total non-financial corporate debt,” according to a new report by TD Bank. “Even when adjusting for the level of cash holdings, debt levels in these industries remain elevated and are well above their respective averages over the current economic cycle.”

The bank notes that non-financial corporate debt is high also when compared to international peers. Canada’s non-financial debt-to-GDP ratio of 118.7 percent is third among G20 countries, trailing only China and France (with debt-to-GDP ratios of
154.5 and 154.1 percent, respectively).

“This adds another layer of risk to an already credit-constrained Canadian economy. In
the event of an economic downturn, corporate indebtedness could result in widening corporate bond spreads and increased delinquency rates, which would amplify the severity of a downturn.”

Despite lower interest rates, the cost of servicing debt as a share of income for Canadian non-financial corporations has continued to increase. Corporations’ debt service ratio has surged at a greater pace than Canada’s developed market peers since the beginning of 2011 and is one of the highest in the developed world, TD said.

Canadian consumers owe $1.76 for every $1 of disposable income and spend a record 15% to service their debt, thanks in large part to an era of low interest rates and a years-long housing boom, according to Bloomberg.

A separate report by C.D. Howe Institute note that the rising influence of shadow banking in Canada is adding to the debt woes and is offsetting tightening by the central bank.

The think-tank believes that non-banking financial intermediaries such as investment funds, private lenders like mortgage finance companies, non-bank investment dealers, and companies that offer private-label securitization like asset-backed securities, now account for about 10 per cent of total financial assets and 34 per cent of total assets of all deposit-taking institutions.

“Overall, these results highlight the significance of a growing NFBI sector for monetary policy and financial stability,” said author Jeremy Kronick. “Our findings suggest that both the traditional monetary policy tool of the overnight rate and tightening mortgage underwriting standards through macroprudential policy might have the unintended side effect of increasing financial instability.”

Finally, the government may look to its own actions before chiding companies and consumers for taking on debt. A Fraser Institute study out this morning notes that the federal Liberal government will have increased per-person federal debt by 5.6 per cent from 2015 to 2019 — the largest increase of any government whose time in office didn’t include a world war or recession.

Two Quebec real estate brokers suspended for using fake bids to drive up prices

MONTREAL – Two Quebec real estate brokers are facing fines and years-long suspensions for submitting bogus offers on homes to drive up prices during the COVID-19 pandemic.

Christine Girouard has been suspended for 14 years and her business partner, Jonathan Dauphinais-Fortin, has been suspended for nine years after Quebec’s authority of real estate brokerage found they used fake bids to get buyers to raise their offers.

Girouard is a well-known broker who previously starred on a Quebec reality show that follows top real estate agents in the province.

She is facing a fine of $50,000, while Dauphinais-Fortin has been fined $10,000.

The two brokers were suspended in May 2023 after La Presse published an article about their practices.

One buyer ended up paying $40,000 more than his initial offer in 2022 after Girouard and Dauphinais-Fortin concocted a second bid on the house he wanted to buy.

Montreal home sales, prices rise in August: real estate board

MONTREAL – The Quebec Professional Association of Real Estate Brokers says Montreal-area home sales rose 9.3 per cent in August compared with the same month last year, with levels slightly higher than the historical average for this time of year.

The association says home sales in the region totalled 2,991 for the month, up from 2,737 in August 2023.

The median price for all housing types was up year-over-year, led by a six per cent increase for the price of a plex at $763,000 last month.

The median price for a single-family home rose 5.2 per cent to $590,000 and the median price for a condominium rose 4.4 per cent to $407,100.

QPAREB market analysis director Charles Brant says the strength of the Montreal resale market contrasts with declines in many other Canadian cities struggling with higher levels of household debt, lower savings and diminishing purchasing power.

Active listings for August jumped 18 per cent compared with a year earlier to 17,200, while new listings rose 1.7 per cent to 4,840.
