Real estate sales show decline while prices rise – BradfordToday

The July 2021 sales information is in, and residential property sales recorded through the Matrix System for the Barrie and District Association of Realtors (BDAR) region showed a year-over-year decline in the number of units sold, but price of units sold still showed a strong year-over-year growth.

This was equally due to Barrie and Simcoe County Excluding Barrie. However, the price of units sold slightly declined month-over-month while the HPI only rose slightly month-over-month. Therefore, it’s evident that the Simcoe County real estate market is continuing to cool off.

The Housing Price Index (HPI) showed a month-over-month increase of 0.8 per cent from June 2021.

Month-over-month (July 2021 vs. June 2021)

Residential homes

Simcoe County
815 residential units were sold in Simcoe County last month – a 14.2 per cent decrease from June 2021. During the same time a year ago (June 2020 to July 2020), there was a 11.8 per cent increase in the number of units sold.

The average price of residential units sold last month was $772,647 – a 3.8 per cent decline from June 2021. This decline contrasted the month-over-month change in average price a year ago (+2.3 per cent).

City of Barrie
255 units were sold last month within the City of Barrie, which was 12.1 per cent less than the number of units sold the month prior. A year ago, the number of units sold between July and June grew 15.3 per cent.

The average price of units sold within Barrie during July 2021 was $732,430. This was 1.8 per cent less than the average price during June 2021. In comparison, the average price of units sold between July 2020 and June 2020 increased 4.2 per cent.

City of Barrie – Apartments and condos
38 apartment and condo units were sold in Barrie last month – 7.3 per cent less than the number of units sold in June 2021. The average price of apartment and condo units sold in the City of Barrie last month was $492,926 – 8.0 per cent less than the average price in June 2021.

Simcoe County excluding Barrie
In Simcoe County excluding Barrie last month, 560 units were sold. This was 15.2 per cent less than the number of units sold during June 2021. At the same time a year ago, there was an 10.2 per cent increase in the number of units sold outside of Barrie.

The average price of units sold in the areas outside of Barrie last month was $790,960. This was 4.6 per cent less than the month prior. Between July 2020 and June 2020, the average price of units sold outside of Barrie increased 1.6 per cent. 

Innisfil
61 residential units were sold in Innisfil last month – a 7.6 per cent decrease from June 2021. During the same period a year ago (June 2020 to July 2020), there was a 40.6 per cent increase in the number of units sold. The average price of residential units sold in Innisfil last month was approximately $813,031 – a 11.6 per cent decrease from June 2021. This contrasted the growth from last year when the average price grew 8.1 per cent from June to July.

Orillia
56 residential units were sold in Orillia last month – a 16.4 per cent decrease from June 2021. During the same period a year ago (June 2020 to July 2020), there was a 15.5 per cent increase in the number of units sold. The average price of residential units sold in Orillia last month was approximately $638,515 – a 1.7 per cent increase from June 2021. The average price a year ago decreased 9.4 per cent from June to July.

Essa
In Essa last month, 35 residential units were sold. This was 16.7 per cent more than the month prior. During the same period a year ago, there was a 4.3 per cent decrease in the number of units sold. The average price of residential units sold in Essa last month was $806,634 – a 10 per cent decrease from June 2021. This time last year, the average price increased 4.0 per cent from June 2020 to July 2020.

Simcoe County
6,645 residential units were sold in Simcoe County during July 2021 Year-to-date (YTD) (Jan. 1, 2021 – July 31, 2021). This was 36.5 per cent more than what was sold during the same timeframe last year (Jan. 1, 2020 – July 31, 2020). The average price of residential units sold during July 2021 YTD was $772,961. This was 38.6 per cent greater than the average price during the same timeframe last year.

City of Barrie
2,283 units were sold in the City of Barrie during July 2021 YTD. This was a 41.3 per cent growth from the same timeframe last year. This growth was greater than the growth in total Simcoe County (+36.5 per cent).

The average price of units sold within the City of Barrie during July 2021 YTD was $724,643. This was 33.2 per cent more than the same timeframe last year. This growth was less than what was seen in the total Simcoe region (+38.6 per cent). During July 2021 YTD, Barrie accounted for 34.4 per cent of residential properties sold. This was 1.2 share points more than the same timeframe during 2020.

City of Barrie – Apartments and condos
313 apartment and condo units were sold in Barrie during July 2021 YTD—49.8 per cent more than the number of units sold in July 2020 YTD. The average price of apartment and condo units in the City of Barrie this year so far was $489,168 This was 24.3 per cent more than the average price during the same timeframe last year.

Simcoe County excluding Barrie
4362 residential units were sold in the areas outside of Barrie during July 2021 YTD. This was 34.2 per cent more than the number of units sold during July 2020 YTD. This growth in number of units sold was less than the growth seen in the total Simcoe region (+36.5 per cent).

The average price of units sold during this time was $798,249. This was 41.4 per cent greater than what was seen during July 2020 YTD. This growth was greater than that of total Simcoe (+38.6 per cent). During July 2021 YTD, Simcoe County Excluding Barrie accounted for 65.6 per cent of residential properties sold. This was 1.2 share points less than the same timeframe during 2020.

Innisfil
492 residential units were sold in Innisfil during July 2021 YTD. This was 33.3 per cent more than what was sold during the same timeframe last year (Jan. 1, 2020 – July 31, 2020). The average price of residential units sold in July 2021 YTD was $835,619. This was 49.2 per cent greater than the average price during the same timeframe last year. During this time, Innisfil accounted for 7.4 per cent of sales in Simcoe County – down 0.2 share points from the same timeframe last year.

Orillia
492 residential units were sold in Orillia from the beginning of 2021 to July 31, 2021. This was 31.6 per cent more than what was sold during the same timeframe last year (Jan. 1, 2020 – July 31, 2020). The average price of residential units sold during July 2021 YTD was $626,356. This was 38.5 per cent greater than the average price during the same timeframe last year. During July 2021 YTD, Orillia accounted for 7.4 per cent of sales in Simcoe County, 0.3 share points less than that of July 2020 YTD.

Essa
299 residential units were sold in Essa during June 2021 YTD. This was 35.9 per cent more than what was sold during the same timeframe last year (Jan. 1, 2020 – July 31, 2020). The average price of residential units sold in July 2021 YTD was $789,335. This was 38.8 per cent greater than the average price during the same timeframe last year. During this time, Essa accounted for 4.5 per cent of sales in Simcoe County – a 0.0 share points change from the same timeframe last year.

The Housing Price Index (HPI) showed a 36.6 per cent year-over-year increase between July 2021 and July 2020.

Simcoe County
815 residential units were sold in Simcoe County last month – 32.4 per cent less than the same time last year. As well, the average price of residential units sold was $772,647, which was 29.9 per cent greater than that of July 2020.

City of Barrie
255 residential units were sold during July 2021 within Barrie. This was 32.2 per cent less than the number of units sold during July 2020. This decline was lesser than that of total Simcoe County (-32.4 per cent).

The average price of residential Barrie units sold during July 2021 was $732,202 – 26.3 per cent greater than the average price of units sold during July 2020. This growth was less than the average-price growth of total Simcoe County (+29.9 per cent). Sales in Barrie accounted for 31.3 per cent of residential sales in Simcoe County last month. This was 0.1 share points more than the same time last year.

City of Barrie – Apartments and condos
38 apartment and condo units were sold in Barrie during July 2021 – 11.6 per cent less than the number of units sold in July 2020. The average price of apartment and condo units in the City of Barrie during July 2021 was $492,926. This was 18.2 per cent more than the average price during the same time last year.

Simcoe County excluding Barrie
560 residential units were sold outside of Barrie during July 2021, and this was 32.5 per cent less than the number of units sold during July 2020. This decline was slightly greater than the 32.4 per cent decline seen in the total Simcoe region.

The average price of units sold in Simcoe County Excluding Barrie last month was $790,960. This was a 31.5 per cent increase in the average price, year-over-year. This growth was greater than what was found in total Simcoe County (+29.9 per cent). Residential property sales outside of Barrie accounted for 68.7 per cent of sales in Simcoe County last month. This was 0.1 share points less than the same time last year.

Innisfil
61 residential units were sold in Innisfil during July 2021, and this was 32.2 per cent less than the number of units sold during July 2020. This decline was slightly less than the 32.4 per cent decline seen in the total Simcoe region. The average price of units sold in Innisfil last month was approximately $813,031. This was a 34.2 per cent increase in the average price, year-over-year. This growth was greater than what was found in total Simcoe County (+29.9 per cent). Sales in Innisfil accounted for 7.5 per cent of sales in Simcoe County during July 2021. This was a 0.0 share points change from Innisfil’s share of sales during the same time last year.

Orillia
56 residential units were sold in Orillia during July 2021, and this was 42.3 per cent less than the number of units sold during July 2020. This decline was greater than the 32.4 per cent decline seen in the total Simcoe region. The average price of units sold in Orillia last month was approximately $638,515. This was a 39.5 per cent increase in the average price, year-over-year. This growth was greater than what was found in total Simcoe County (+29.9 per cent). Orillia’s sales made up 6.9 per cent of sales in Simcoe County. This was 1.2 share points less than the same time last year.

Essa
35 residential units were sold in Essa during July 2021, and this was 22.2 per cent less than the number of units sold during July 2020. This decline was less than the 32.4 per cent decline seen in the total Simcoe region. The average price of units sold in Essa last month was approximately $806,634. This was a 31.2 per cent increase in the average price, year-over-year. This growth was greater than what was found in total Simcoe County (+29.9 per cent). Sales in Essa accounted for 4.3 per cent of sales in Simcoe County during July 2021. This was 0.6 share points more than Essa’s share of sales during the same time last year.

This Toronto home is a ’90s decor trip but a steal at only $600K

If you’re a millennial and grew up in the ’90s, you’ll probably remember a fair amount of ’90s home decor trends that might still haunt you to this day.

There were sponge-painted walls, all-beige everything, wallpaper borders, oak cabinets, carpets in places where there shouldn’t be carpets, bedroom sets from big-box stores, Southwestern or Tuscan decor in homes that weren’t in Arizona or Italy, and the list goes on.

We thought we’d left those troubling times in the past, but 39 Hatherley Rd. really brings back all those memories.

Somehow this two-bedroom, one-bathroom house hit almost every ’90s trend, except for carpets in the bathroom (phew!).

What’s weird is this house has changed ownership a few times since the 90s. In fact, it was most recently purchased in 2010 for $250,000.

So it’s somewhat surprising that when you look at past listing photos, almost nothing has changed. In fact, it seems they added the sponge-painted walls in 2010.

But despite 39 Hartherley Rd. being a total throwback, this house is, as the listing says, “a diamond in the rough.”

First off, it’s a detached house with a 125-foot deep lot in a good location.

The kitchen has plenty of storage but, sadly, no dishwasher.

The main floor has a living room and kitchen with enough space for a dining table.

The layout is a bit awkward but the Dutch door off the kitchen is too cute.

Off the kitchen is a laundry room/mud room that leads to the spacious backyard.

Upstairs, there are two decently sized rooms and a small bathroom.

The house definitely needs some updating but the roof was done in 2015, the furnace is only a few years old, the electrical has been updated, and there’s room for expansion.

Also, a coat of paint will do wonders to brighten up the all-beige ’90s aesthetic.

However, the biggest selling point of this home is the price point.

Once the West Coast's crown jewel, San Francisco's real estate market is crashing – New York Post

San Francisco, once the crown jewel of the West Coast, is now teetering on the brink of collapse — and it seems like nobody is sounding the alarm.

The city’s housing market, in particular, has been hit hard over the past year, with prices plummeting and homeowners fleeing in droves.

JPMorgan Chase CEO Jamie Dimon didn’t mince words when he compared San Francisco’s woes to those of New York City, calling the Bay Area “in far worse shape.”

“I think every city, like every country, should be thinking about what makes an attractive city,” Dimon told Maria Bartiromo in an interview on Fox Business.

“It’s parks, it’s art, but it’s definitely safety, it’s jobs and job creation, it’s the ability to have affordable housing. Any city that doesn’t do a good job will lose its population.”

San Francisco is failing on all fronts and in turn, its housing market is quietly crashing.

Once-luxurious properties are now listing and selling for massive discounts just to attract buyers.

Consider the penthouse at the San Francisco Four Seasons Residential, initially listed in November 2020 for $9.9 million, now begging for buyers at $3.75 million — a jaw-dropping 62% markdown.

It remains on the market today.

Homeowners desperate to escape the sinking ship are offloading their properties at losses, with many seeing their investments dwindle by hundreds of thousands of dollars in just months.

A five-bedroom home at 478-480 Fourth Ave. sold for $1.1 million earlier this month, after selling less than a year prior for $1.6 million.

At 88 King St., a two-bedroom condo overlooking a ball park that sold for $1.12 million more than a decade ago in 2014, recently sold last month for $1.08 million.

Another two-bedroom condo at 1075 Market St., which sold in 2019 for $1.25 million just traded hands earlier this month for $675,000 — and after a price cut, to boot.

The broader trend, according to the latest Redfin analysis, is stark. Nearly one in five homeowners in San Francisco are selling their homes for a loss.

Another one among them: A rare home overlooking the Golden Gate Bridge with oceanfront views was initially listed for the first time in nearly 35 years last March for a price of $12.8 million.

After several price cuts, it took a year to sell at the fairly modest price tag $7.85 million for the area.

The commercial sector isn’t faring any better, with office vacancies soaring post-pandemic.

And the desperation is palpable, as evidenced by the recent sale of a property on Market Street at a mind-boggling 90% discount.

The building at 995 Market St. was acquired for just $6.5 million during a public auction last week.

The previous owner had paid $62 million for it in 2018.

Even retail giants are abandoning ship.

In February, Macy’s announced that it was closing its massive flagship store in San Francisco’s Union Square.

The year prior, Nordstrom had announced it was closing two of its stores over the “deteriorating situation in the area.”

The mall had been inundated with fentanyl overdoses, drug dealers and thieves.

Real estate veteran Craig Ackerman, who’s witnessed San Francisco’s rise and fall over three decades, laments the city’s potential squandered by inept leadership.

He predicts years of continued mismanagement unless drastic changes are made. However, with the current administration’s penchant for liberal grandstanding over pragmatic solutions, the outlook remains grim.

“I do think that San Francisco probably has another five to eight years of mismanagement. I mean things are a mess out here and they don’t need to be. This could all be changed by the stroke of a pen,” Ackerman told The Post.

“But the mayor — they choose to continue this ridiculousness.”

“I don’t think it’s going to change,” Ackerman added.

“They are happy waving their liberal flags and looking for a fantasy land that doesn’t exist … It’ll kill you on the way there.”
