Canada’s most expensive home on the market this month is a waterfront estate in West Vancouver asking $58.8 million, and the top of the national list is still dominated by the North Shore. Five of the 10 priciest detached homes for sale are in West Vancouver or Whistler, with Toronto’s Bridle Path and Casa Loma, Oakville’s lakefront and South Surrey’s ocean bluffs filling out the rest.
The ultra-luxury tier is moving on its own clock. CREA reported last month that national home sales had stalled for a fourth straight month, and the Bank of Canada’s next rate decision is Oct. 28. Several homes on this list have been for sale for most of a year, while two others came on the market within the past two weeks.
How we built this list: We ranked detached homes by asking price as of Oct. 1, 2026, using active listings on REW.ca and brokerage sites, checking each listing individually. We covered British Columbia, Alberta (Calgary), Ontario and Quebec, where the country’s priciest listings are concentrated; Quebec’s top asking price we found, $29.5 million in Montreal, falls just below this list. Condos and penthouses, raw development land and multi-unit buildings are excluded. That leaves out a $35.99-million Coal Harbour penthouse in Vancouver and two Point Grey parcels on Belmont Avenue asking $32 million and $30 million, which are marketed as development sites. None of this month’s entries has a publicly reported celebrity or public-figure owner.

1. West Vancouver (West Bay): $58,800,000

Perched on a rock face with more than 200 feet of south-facing shoreline, this five-bedroom, seven-bathroom house has about 9,944 square feet of living space on a lot of roughly 39,000 square feet. Built in 1999, it has floor-to-ceiling glass with 180-degree ocean views, an outdoor pool, spa, sauna and steam room, and a fully gated entry. The North Shore News has called it Canada’s most expensive home for sale. It came on the market about 11 days ago.

2. West Vancouver (Caulfeild): $49,880,000
This 2.82-acre oceanfront compound takes in more than 330 feet of waterfront across four legal parcels, with multiple homes. The main residence, designed by Arthur Erickson in 1964, has three bedrooms and eight bathrooms in about 4,508 square feet, plus an elevator, guest suite, outdoor pool, sauna and steam room. The grounds include a putting green, a beach house and parking for 10.

3. Toronto (Bridle Path): $48,000,000
The most expensive listing in Toronto is more than six acres of ravine land on Park Lane Circle with an existing Art Deco bungalow. The six-bedroom, eight-bathroom house has vaulted ceilings, floor-to-ceiling windows and a marble atrium foyer, with an in-ground pool, waterfall and stone terraces outside. The listing pitches it as a build-to-suit opportunity.

4. West Vancouver (Dundarave): $39,980,000
A beachfront home of concrete and steel completed in 2021 and designed by McLeod Bovell, this property has about 9,863 square feet on a 16,684-square-foot lot. It has an elevator serving all three levels, an indoor pool, sauna and steam room, Lutron automation with motorized shades, and floor-to-ceiling glass facing the ocean.

5. West Vancouver (British Properties): $38,800,000
Completed in 2025, this eight-bedroom, 12-bathroom house has about 15,240 square feet and is marketed as a collaboration between builder AV Brand and Italian fashion designer Stefano Ricci. Features include a 38-foot foyer ceiling under a handmade leaded-glass dome, an elevator, an outdoor pool and views of downtown Vancouver, the Lions Gate Bridge and Stanley Park. It was listed about 10 days ago.

6. Whistler (Bayshores): $35,895,000
Built in 2020, this seven-bedroom, 11-bathroom ski home has about 10,907 square feet and sits directly on the slope, so owners can ski out the door. It has an infinity pool, spa, home theatre, elevator and a ski plaza with an outdoor fireplace. It has been on the market about 270 days.

7. Toronto (Casa Loma): $34,500,000
At the end of a gated cul-de-sac, this Indiana limestone estate has eight bedrooms, 11 bathrooms and more than 15,200 square feet. Inside are 12-foot ceilings, a private elevator, a chef’s kitchen with a walk-in fridge, a home theatre and automated wine cellars. Underground parking holds 11 cars and includes a turntable and car wash.

8. Oakville (Eastlake): $33,000,000
This 1.66-acre direct-waterfront estate on Lake Ontario has about 164 feet of shoreline. Designed by architect Gren Weis and built in 2011, the seven-bedroom, 12-bathroom house has an elevator serving five levels, an infinity-edge pool, home theatre, golf simulator, wine cellar and parking for 19 vehicles.

9. South Surrey (White Rock area): $32,500,000
Marketed as “The Labyrinth,” this 1986 home has six bedrooms, eight bathrooms and about 11,811 square feet on 1.49 private acres with ocean views. It has an indoor pool, central air conditioning and forest walking trails. It has been listed for about 340 days.

10. Whistler (Stonebridge): $31,475,000
Newly completed in 2026 on roughly 13 acres, this six-bedroom mountain estate has panoramic views of Whistler and Blackcomb mountains. It includes a detached guest house, chef’s kitchen, wine room, library, fitness area and spa, plus a lap pool, hot tub and heated stone terraces.
