Home sales in Calgary fell 15.3 per cent in October compared with the same month last year, the Calgary Real Estate Board (CREB) said Monday.
The board reported 1,592 home sales in October. It did not give the October 2025 total in the figures reported by The Canadian Press, which first published the numbers Nov. 2.
The residential benchmark price fell 0.4 per cent to $564,200, CREB said.
Prices diverged sharply by property type. The benchmark price for apartment-style homes fell 7.9 per cent from a year earlier to $288,800, the board said. Row-style homes were 5.1 per cent less expensive at $407,500.
Detached prices dipped 0.7 per cent to $735,100, while semi-detached prices rose 0.8 per cent from October 2025 to $685,200.
CREB chief economist Ann-Marie Lurie said much of the pressure on pricing is concentrated in higher-density housing types because of oversupply, while detached and semi-detached prices have remained more stable, The Canadian Press reported.
New listings totalled 2,928 in October, down 9.4 per cent from a year earlier, CREB said. Total inventory was 4.6 per cent lower than a year ago at 6,173 homes for sale.
The figures extend a pattern Canada News Media has tracked in Calgary for months. Our Housing Check on Calgary’s September sales found a smaller decline, and our earlier analysis showed the city’s condo market well below its 2024 peak. The October data shows apartment-style prices still falling fastest.
Elsewhere in Alberta, Edmonton recorded a drop of its own last month: see our report on Edmonton home sales falling 10.3 per cent in September. For the national picture, see how the Canadian Real Estate Association cut its 2026 forecast.
