Ottawa’s most expensive home for sale is a $9.99-million modern house in Rothwell Heights with Gatineau Hills views, priced at more than twice the next listing. After it, the capital’s top 10 falls into a tight band between $3.2 million and $4.25 million, spread from the Rideau River in North Gower to Wellington Village, Greely and Kanata.
That puts Ottawa’s luxury market well below the country’s top tier; our national list starts at $31.5 million. CREA reported last month that national home sales had stalled for a fourth straight month, and the Bank of Canada makes its next rate decision Oct. 28.
How we built this list: We ranked detached houses within the City of Ottawa by asking price, using active listings on REW.ca checked individually on Oct. 1, 2026. A $5.05-million, 15-unit Sandy Hill apartment building and a $3.5-million mixed-use building in Old Ottawa East are excluded because they are income properties, not single-family homes. None of these listings has a publicly reported celebrity or public-figure owner.

1. Rothwell Heights: $9,999,995

Described in the listing as the winner of the 2024 Canadian Home Builders’ Association national award for best custom net-zero home, this five-bedroom bungalow on a 200-by-150-foot ravine lot has 14-foot ceilings and a 20-foot natural cliff.
