The most expensive house for sale in the City of Vancouver is still a $28-million concrete-and-steel home in Point Grey, and the top three listings have held their prices since October. Two houses dropped off the list this month, one after a price cut of nearly $2 million.
What changed since October: Compared with our October list, two homes are new and two have left. The newcomers are a $16.99-million house on Kingston Road in the University area at No. 9 and a $16.98-million house on Drummond Drive at No. 10. Both were already posted on REW.ca before October, so they move up rather than newly arrive. A $19.8-million Shaughnessy house on West 38th Avenue, No. 4 last month, no longer appears as an active listing on REW.ca. A First Shaughnessy mansion on Cypress Street, still under construction, cut its asking price to $15.98 million from $17.9 million, which puts it below the cutoff. The eight homes that stayed all kept the same asking price.
Six of the 10 have been posted on REW.ca for 99 days or more. The Bank of Canada raised its policy rate by a quarter point to 2.5 per cent on Oct. 28, and CREA reported that national sales fell 7.7 per cent from a year earlier in September as it cut its 2026 forecast for a third time. For the country’s highest asking prices, see our national list.
How we built this list: We ranked detached houses within the City of Vancouver, including the University Endowment Lands area, by asking price, using active listings on REW.ca checked individually on Nov. 4, 2026. A listing not posted on REW.ca would not appear here. Two Belmont Avenue properties asking $32 million and $30 million and an $18.99-million Drummond Drive property are excluded because they are marketed as sites to build on rather than as homes. Condos, land and multi-unit properties are also out, including a $35.99-million Coal Harbour penthouse and a $45-million multi-unit property on East Broadway. A $16.95-million Drummond Drive house, unfinished and listed as a court-ordered sale, is also excluded. We make no claim about who owns any of these homes.
