The most expensive house we could confirm for sale in the Northwest Territories is a $1.3-million home in Yellowknife’s School Draw area, on the water side of the neighbourhood and steps from the lake. It is the only house we could confirm above $1 million this month, and all six homes on this list are in Yellowknife.
This is our first N.W.T. edition, and it is short. The market is small, so we are publishing the six houses we could verify rather than filling out a list of 10. There is no earlier edition to compare it with. For scale, the $1.3-million asking price at the top here would not come close to the bottom of our Toronto list, where the 10th home asks $16.9 million. Our national list has the country’s highest asking prices.
Yellowknife buyers face the same rising borrowing costs as everyone else: the Bank of Canada raised its policy rate by a quarter point to 2.5 per cent on Oct. 28.
How we built this list, and its limits: REW.ca does not cover Yellowknife, so we checked the for-sale pages of three brokerages directly on Nov. 4, 2026: Century 21 Prospect Realty, Coldwell Banker in Yellowknife and RE/MAX North of 60 Realty. We could not check the national MLS site, so a listing held by another brokerage could be missing. We counted only houses marked as for sale. That leaves out a $1.45-million Old Town house that RE/MAX shows as sold, a $949,000 Prelude Lake house shown as under contract, a $1.365-million Curry Drive property that combines an industrial shop with a modular home, a $2.96-million downtown apartment building, a $2.62-million downtown office building and a $996,000 downtown office building. We make no claim about who owns any of these homes.
A note on photos: listing photos belong to the brokerages and photographers who made them, so we do not republish them. Please use the link in each entry to see the real home.
