2023 was a year of ups and downs for buyers and sellers in the GTA’s real estate market. It was the slowest year for homes sold since 2000, with rising interest rates, limited supply, and sky-high home prices, which kept many would-be buyers on the sidelines.

Here, we look back at some of the affordability highlights from Wahi’s 2023 GTA Housing Snapshot report, including where you’d find some of the more affordable condos and houses in the GTA’s five regions.

Where the highest median priced homes sold. Home prices and sales were down for houses and condos across all parts of the GTA, while the average number of days on market increased. This provided homebuyers with more time to find the right home and the ability to buy a home without having to compete for it.

Despite declines in sales volume, prices remained high, with York taking the lead for the priciest of the GTA’s five regions this year with a median home price of $1,250,000. This is followed by Halton at $1,120,000, Peel at $980,000, Durham at $954,100, and Toronto at $850,000. (Given that Toronto comprises most of the condos sold in the GTA, this would explain the overall lower median sales price for the region.)

The most and least affordable regions for condos and houses. For those on the hunt for more affordable condos, looking outside Toronto is one option, however, there are still areas within the city that have relatively lower median prices, such as Scarborough.

The top-five most affordable condo markets in 2023 could be found in: Clarington, Durham; East Gwillimbury, York; Oshawa, Durham; Georgina,York; and Scarborough,Toronto. On average, condos in these areas sold for between $550,422 and $597,500.

For houses, many of the most affordable markets were found in Durham, which had several cities with the lowest median house prices. It’s also a region who’s cities had some of the fastest-selling homes and lowest average days on market due to the lower price point.

At the pricier end, , the most expensive area to buy a house could be found in King, York, which had a median sold price of $1,825,000. Next was Oakville, Halton, with a median sold price of $1,385,000, followed by Markam,York, at $1,310,000.

Interest rates, affordability and supply were the defining issues for the GTA housing market in 2023, causing many potential buyers to postpone their homebuying plans.

It’s interesting to note that “Separate Entrance” was the most searched term by users browsing listings on Wahi’s site, suggesting that homebuyers are looking for ways to offset higher borrowing costs to help make the dream of homeownership a reality.

Two Quebec real estate brokers suspended for using fake bids to drive up prices

MONTREAL – Two Quebec real estate brokers are facing fines and years-long suspensions for submitting bogus offers on homes to drive up prices during the COVID-19 pandemic.

Christine Girouard has been suspended for 14 years and her business partner, Jonathan Dauphinais-Fortin, has been suspended for nine years after Quebec’s authority of real estate brokerage found they used fake bids to get buyers to raise their offers.

Girouard is a well-known broker who previously starred on a Quebec reality show that follows top real estate agents in the province.

She is facing a fine of $50,000, while Dauphinais-Fortin has been fined $10,000.

The two brokers were suspended in May 2023 after La Presse published an article about their practices.

One buyer ended up paying $40,000 more than his initial offer in 2022 after Girouard and Dauphinais-Fortin concocted a second bid on the house he wanted to buy.

Montreal home sales, prices rise in August: real estate board

MONTREAL – The Quebec Professional Association of Real Estate Brokers says Montreal-area home sales rose 9.3 per cent in August compared with the same month last year, with levels slightly higher than the historical average for this time of year.

The association says home sales in the region totalled 2,991 for the month, up from 2,737 in August 2023.

The median price for all housing types was up year-over-year, led by a six per cent increase for the price of a plex at $763,000 last month.

The median price for a single-family home rose 5.2 per cent to $590,000 and the median price for a condominium rose 4.4 per cent to $407,100.

QPAREB market analysis director Charles Brant says the strength of the Montreal resale market contrasts with declines in many other Canadian cities struggling with higher levels of household debt, lower savings and diminishing purchasing power.

Active listings for August jumped 18 per cent compared with a year earlier to 17,200, while new listings rose 1.7 per cent to 4,840.
