Home sales in the Greater Edmonton Area fell 10.3 per cent in September from a year earlier to 1,959, as inventory climbed 16.7 per cent, the Realtors Association of Edmonton (RAE) said in its monthly report released Oct. 2.
Sales were down 8.8 per cent from August. The average selling price for all residential types was $466,080, down 0.8 per cent from August and up 2.9 per cent from a year earlier, according to the RAE.

The MLS Home Price Index composite benchmark price was $423,100, down 0.9 per cent from August, the RAE said.
Darlene Reid, the RAE’s 2026 board chair, said sales activity slowed with the arrival of the new school year. “Typical seasonal trends suggest sales will not rebound until after year end,” she said.
Reid said average prices are still holding onto the gains made in 2026, but “the rising inventory in our market could soften that growth even further.”
New listings totalled 3,864 in September, up 11.3 per cent from the same month last year, the RAE said. The association’s report and Daily Hive’s summary of it differ on the month-over-month change in new listings and inventory, so those comparisons are not given here.
Detached homes had the highest average price at $569,820, down 1.1 per cent from August and up 2.9 per cent from September 2025. Detached sales fell 6.2 per cent from August and 6.5 per cent from a year earlier. New detached listings were up 13.6 per cent from a year earlier.
Semi-detached homes averaged $412,974, down 2.7 per cent from August and down 4.8 per cent from a year earlier. Sales of semi-detached homes dropped 15.5 per cent from August and 10.9 per cent from September 2025, while new listings rose 25.4 per cent from a year earlier.
Row and townhouse sales fell 12.8 per cent from August and 20.1 per cent from a year earlier, the steepest year-over-year decline among the four property types. New listings in that segment were up 12.5 per cent from a year earlier.
Apartment condominium sales fell 9.1 per cent from August and 15.4 per cent from September 2025. The average condo price was $208,672, down 3.1 per cent from August. New condo listings fell 11.1 per cent from August and 5.3 per cent from a year earlier, the only property type where listings declined from a year earlier.
The Edmonton figures arrive as other Canadian markets also cooled. Our earlier coverage found September home sales fell in 11 Canadian markets, according to RBC, and that prices fell in Vancouver and Toronto and rose in Montreal and Ottawa, according to Royal LePage. A separate report found condos dragged on Vancouver and Calgary sales.
Figures are from the RAE’s September 2026 monthly market statistics update for the Greater Edmonton Area. Daily Hive also reported on the data on Oct. 5.
