The action
This two-storey house was renovated by the owner – a professional tiler and tradesman.Re/Max Hallmark Realty Ltd.
For a short time in March, this three-bedroom house with four-car parking was the only detached property up for sale near Woodbine Park, within walking distance of The Beaches. About 150 visitors came through the doors and the first offer was quickly presented. Other interested parties were then notified, sparking seven more competing offers. The sellers accepted a bid of $1.757-million – $258,000 over asking – with a closing date on May 16.
“I priced it within 5 per cent of its value,” agent Linda Ing-Gilbert said. “So it was slightly under priced, but not by a lot.
“There was nothing else detached [for sale in the area], and it had private parking, which people love because a lot of people have more than one car.”
What they got
The home has a modern kitchen with hexagon backsplashes, an island and pot lights.Re/Max Hallmark Realty Ltd.
This two-storey house was renovated by the owner – a professional tiler and tradesman – so it has three stylish bathrooms and a modern kitchen with hexagon backsplashes, an island and pot lights.
Hardwood flooring runs through the living and dining rooms, as well as the bedrooms upstairs. One bedroom also has a rear deck.
In the basement, a sliding barn door opens to the guest bedroom. There are new laundry machines and heated porcelain flooring in the recreation area.
The agent’s take
An accent wall in a bedroom.Re/Max Hallmark Realty Ltd.
“Kitchens and bathrooms sell houses, and those bathrooms were stunning because of all of the tile work,” Ms. Ing-Gilbert said.
“And [the seller] also did the accent wall in the bedrooms, so it wasn’t your basic cookie cutter reno or flip.
“It was walking distance to Queen Street, between Leslieville and the beach, and all levels of schools,” Ms. Ing-Gilbert said.
